Landlords in England are legally required to hold a number of compliance certificates for each rental property. An EICR (Electrical Installation Condition Report) must be renewed every 5 years or on each new tenancy. A CP12 Gas Safety Certificate must be renewed annually. An EPC must be in place for any marketed property and renewed every 10 years.

Which certificates are legally required for landlords?
The legal requirements are: EICR (5-yearly, since April 2021), CP12 Gas Safety Certificate (annually, for properties with gas), and EPC (10-yearly, required before marketing). PAT testing and fire alarms are required for HMOs and strongly recommended for all rental properties.
Can multiple certificates be done in one visit?
Yes — for most properties we can carry out the EICR, CP12 and PAT test in a single visit. The EPC can also be done the same day. We coordinate the booking to confirm which combination is possible for your property type.
How much notice do I need to give my tenants?
For inspection visits you must give at least 24 hours' notice (usually in writing). We recommend giving as much notice as possible. We provide confirmation letters for you to forward to tenants if needed.
What happens if the EICR fails?
A failed EICR (one with C1 or C2 coded defects) requires remedial work within 28 days. We can carry out remedial electrical works and re-issue the EICR on completion, avoiding the need to appoint a separate contractor.
Do you do multiple properties at once?
Yes — for landlords with portfolios we batch visits to reduce travel time and cost. Portfolio pricing is available for landlords with 5 or more properties.
