Landlords in England are legally required to hold a number of compliance certificates for each rental property. An EICR (Electrical Installation Condition Report) must be renewed at least every five years. A CP12 Gas Safety Certificate must be renewed annually. An EPC must be in place for any marketed property and renewed every 10 years.

We carry out all standard landlord compliance certificates from a single team, which means multiple certificates can often be completed in a single visit, saving you time and reducing the number of tenant appointments required.

For HMO landlords, additional requirements include fire alarm systems, emergency lighting and enhanced electrical specifications. We advise on and carry out all HMO licensing compliance work.

Repairs between certificates

Certificates are only part of looking after a let property. Leaks, boiler faults, blocked drains, failed extractor fans and damp reports from tenants all need a contractor who turns up and fixes the cause. Because the same contractor holds your compliance dates, a repair found during an inspection can be quoted on the spot and booked in, rather than becoming another job to chase.

Void turnarounds and pre-let works

Between tenancies we can clean down, redecorate, repair flooring, renew sealant and fix the items from the check-out report, with the certificates renewed in the same window. The aim is to have the property ready to let again with every document in date.

Planned maintenance for portfolios

For landlords with several properties, we put every address on one schedule: gutter clearance, roof and external checks, and the statutory dates, with a written report after each visit. You approve any spend before it happens.

If you prefer, tenants can report repairs to us directly. We arrange access, carry out the work and send you the photographs and a short note, so you are kept informed without being the go-between. Every visit, repair and certificate is logged against the property, which helps when a deposit dispute, a council inspection or a sale comes round.
