EICR in Marylebone

EICR in Marylebone, for Georgian houses and mansion block flats.

Electrical Installation Condition Reports across Marylebone and the W1 streets around it, carried out by registered electricians, with the report sent the day the testing is finished.

Covering W1U, W1G, W1H and NW1. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.

What sits behind Marylebone's front doors

Marylebone was laid out largely in the eighteenth and early nineteenth centuries, and much of it is still Georgian: tall brick terraces with basements, narrow stairs and several floors. Many of those houses are now flats, sometimes one per floor. Around them sit red brick mansion blocks from the late Victorian and Edwardian years, mews cottages behind the main streets, and a growing number of modern apartments where older buildings have been rebuilt.

Georgian houses converted floor by floor

In a house split into flats, each flat normally has its own consumer unit, but the supplies, meters and submains may run through shared basements and stairwells. We trace what feeds the flat being tested so the report describes that installation and nothing else.

Mansion block apartments

Flats in mansion blocks often have long cable runs from a riser to the flat's board, and many have been refurbished in sections. Earthing and bonding are checked carefully here, because a kitchen or bathroom renovation can leave older metalwork without the bonding it needs.

Consulting rooms and mixed buildings

Parts of Marylebone mix homes with medical and consulting rooms. Where a building contains both, we confirm with you which installation is being reported on, since commercial areas are inspected on a different interval and usually reported separately.

How the testing is done

The electrician starts at the distribution board, checks each protective device and the residual current protection, and then tests every circuit. Insulation resistance, continuity, polarity and earth fault loop readings are recorded, and a sample of sockets, switches and fittings is opened to check the connections behind them.

Each defect is given a classification: C1 for danger present, C2 for potentially dangerous, C3 for improvement recommended and FI where something needs further investigation. Any C1, C2 or FI makes the report unsatisfactory. More detail is on our London EICR page.

Letting a Marylebone flat or house

The 2020 electrical safety regulations for private rented homes in England require an inspection at least every five years, or sooner if the previous report recommends it. The tenant must be given a copy within 28 days, a new tenant before they move in, and remedial work has to be completed within 28 days or any shorter period the report sets. Councils can fine landlords up to £30,000 for breaches.

Booking around tenants and buildings

Most visits are arranged directly with the tenant for a fixed slot. In serviced or portered blocks we book through the building's management first, so the porter is expecting us and lifts or parking bays can be arranged. If the property is between tenancies, a key from the agent is enough.

What we tend to find in W1

Marylebone installations are often well maintained at the front of the house and less so behind the scenes.

Basement and vault circuits

Lighting and sockets in front vaults and lower ground floors are exposed to damp, and fittings there are a common source of codes.

Boards replaced, circuits not

A new consumer unit is reassuring, but it may be connected to circuits that are decades older. The report looks at both.

Missing supplementary protection

Bathrooms and shower rooms fitted before current rules may lack the residual current protection now expected, which is usually a straightforward fix.

Remedial work and confirmation

If the result is unsatisfactory, you get a written quote for the remedial items with the report. When they are done you receive written confirmation for your file and for the tenant, as the regulations require. Anything dangerous found on the day is made safe before the electrician leaves.

Areas around Marylebone

We cover Marylebone village, the streets around Baker Street and Portland Place, and across to Fitzrovia and Regent's Park. If the property also has gas, see gas safety certificates in Marylebone, and for lettings, EPCs in Marylebone.

Common questions

EICR in Marylebone: your questions.

How long does an EICR take in a Marylebone flat?

A one or two bedroom flat usually takes two to three hours. A full Georgian house over five floors can take most of a day.

Our building has a porter. Can you arrange access with them?

Yes. Send us the porter's or managing agent's details and we will book the visit through them.

Is the communal wiring in my block included?

No. The landlord's EICR covers the flat's own installation from its meter or board onwards. Communal lighting and landlord supplies are tested for the freeholder or managing agent.

Does a consulting room in the same building need its own report?

Commercial areas are usually inspected and reported separately, on a different interval. Tell us how the building is used and we will advise.

What happens if something dangerous is found?

It is made safe before we leave, and you receive a quote for the permanent repair with the report.
