What is a
CP12 certificate?
A CP12, officially called a Gas Safety Record, is the certificate issued after a Gas Safe registered engineer has checked every gas appliance, fitting and flue in a rented home. The name CP12 comes from the old form and is still the usual shorthand.
Landlords need a new one every 12 months. Tenants must get a copy within 28 days of the check, new tenants before they move in, and each record must be kept for at least two years.

What a landlord gas
safety check covers.
A landlord gas safety check is more than a look at the boiler. A Gas Safe registered engineer checks every gas appliance and flue you provide and records each one on the record. Tenant-owned appliances are not covered, though the pipework serving them is usually checked.
Appliances and flues
Each appliance is checked for correct operation, burner condition and a safe flame picture. Flues are inspected and tested so that combustion gases are carried outside, and open flued appliances such as older gas fires get a spillage test.
Pipework and the meter
The installation is tested for gas tightness where needed, the visible pipework is checked for condition and support, and the emergency control valve at the meter must be accessible and working.
Ventilation and safety devices
Rooms with gas appliances must have the ventilation the appliance needs. Flame failure devices, pressure settings and other safety controls are checked so the appliance shuts down safely if something goes wrong.
Carbon monoxide alarms
In England, landlords must fit a carbon monoxide alarm in any room used as living accommodation that has a fixed combustion appliance, other than a gas cooker. Alarms must be working at the start of each tenancy.

The Gas Safety (Installation and Use) Regulations 1998 set the rules. They apply to almost every residential let, including flats, houses, HMOs, student lets and holiday or short lets.
Every 12 months
Each appliance and flue you provide must be checked at least every 12 months, and booking up to two months early keeps the original expiry date.
Copies and records
Existing tenants must receive a copy within 28 days of the check and new tenants before they move in. Keep each record for at least two years.
When tenants refuse access
You must take all reasonable steps to get access. Keep a written record of the dates you offered and how you contacted the tenant, because that evidence matters if the check is late.
Agents and managing companies
Many London landlords pass the job to a letting agent. The duty can be shared through the management agreement, but it is worth checking the agent actually holds a current record for your property.

Faults are classified under the gas industry unsafe situations procedure, so the record shows clearly how serious each one is and what has been done about it.
Immediately dangerous
An appliance that is a danger to life is disconnected from the gas supply, with your permission, and labelled so it cannot be used until it is repaired.
At risk
An appliance with a fault that could become dangerous is turned off, with consent, and you are advised on the repair needed.
Not to current standards
Older installations that are safe to use but would not meet today's standards are noted as advice. They do not stop the record being issued.
Getting it fixed
Where repairs are needed we quote them in writing, and once the work is done the appliance is rechecked and added to the record.
