What is a
CP12?

A CP12 — officially called a Gas Safety Record — is the certificate issued after a qualified qualified engineer has inspected all gas appliances in a property. The name CP12 refers to the old certificate format and is still widely used as a shorthand.

The inspection covers each gas appliance (boiler, hob, fires), the flue and ventilation arrangements, operating pressures and safety devices. Any unsafe appliance is taken out of service and the defect reported to you immediately.

Landlords are legally required to hold a valid CP12 for every property and must provide a copy to existing tenants within 28 days of the check and to new tenants before they move in. The certificate must be renewed every 12 months.

The Gas Safety (Installation and Use) Regulations 1998 require all landlords to have a Gas Safety Record renewed every year. Failure to comply is a criminal offence carrying an unlimited fine or up to two years in prison.

How long does a CP12 inspection take?
For a typical property with one boiler, the inspection takes around 30–45 minutes. Each additional appliance adds approximately 15 minutes.
Do tenants need to be present?
Access to all gas appliances is required, so either you or your tenant must be present. We can arrange appointments during evenings and weekends if needed.
What happens if an appliance fails?
Any appliance that cannot be made safe is immediately isolated (turned off). We'll explain the issue and recommended remedial action. A CP12 can still be issued for the appliances that do pass.
Can I get a CP12 and EICR done together?
Yes — we regularly combine both compliance certificates in a single visit. Book via the form and mention you need both — we'll give you a combined price.
Is the CP12 the same as a boiler service?
No. A CP12 is a safety inspection only. A boiler service involves cleaning components and checking for wear as part of a maintenance schedule. We recommend both annually.
