What is a
CP12?
A CP12, officially called a Gas Safety Record, is the certificate issued after a qualified engineer has inspected all gas appliances in a property. The name CP12 refers to the old certificate format and is still widely used as a shorthand.
The inspection covers each gas appliance (boiler, hob, fires), the flue and ventilation arrangements, operating pressures and safety devices. Any unsafe appliance is taken out of service and the defect reported to you immediately.
Landlords are legally required to hold a valid CP12 for every property and must provide a copy to existing tenants within 28 days of the check and to new tenants before they move in. The certificate must be renewed every 12 months.
