Gas safety certificate (CP12) in Fulham

Gas safety certificates in Fulham, with the record on the day.

Annual landlord gas safety checks for Fulham's terraced houses, upper and lower flats and shared homes, carried out by Gas Safe registered engineers.

Covering SW6. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.

Typical gas setups in an SW6 terrace

A Fulham terrace that has been converted into two flats usually has two meters, often side by side under the stairs or in a front cupboard, with pipework running up to the upper flat. Boilers have moved over the years too: into kitchens, into airing cupboards, and into lofts when the loft was converted. Each move adds a flue route and a length of pipework to check.

Boilers in converted lofts

A boiler in a loft room needs safe access, a flue that clears the roof or wall properly, and room to work on it. The engineer checks all three, and notes on the record if access is inadequate.

Shared houses

Houses let to sharers often have a combi boiler, a gas hob and sometimes a gas fire in the shared living room. Heavier use means filters, flues and burners need attention more often, so an annual service alongside the check is worth considering.

Kitchen extensions

Side return extensions sometimes leave an old flue terminal inside the new kitchen or too close to a new rooflight or window. That is one of the most common faults we find in SW6, and it is listed on the record with what needs to change.

What happens during the check

The engineer tests the whole installation for tightness, then works through every landlord appliance: confirming it is the right appliance for the space, that it burns cleanly, that the flue carries fumes safely outside and that there is enough air for it to work. The record lists every appliance and its result. Details of what the record covers are on our main CP12 page.

What Fulham landlords must do

Every gas appliance and flue a landlord provides must be checked at least every 12 months by a Gas Safe registered engineer. The tenant must be given the record within 28 days, a new tenant before moving in, and the landlord must keep records for two years. Rooms with a fixed combustion appliance, apart from gas cookers, need a carbon monoxide alarm. For licensed shared houses, Hammersmith and Fulham's licence conditions will also ask to see a current record.

Appointments that suit tenants

We contact the tenant directly and offer weekday, evening and Saturday slots within our hours: Monday to Saturday 9am to 8pm and Sunday 9am to 3pm. In a two flat house we can do both flats in one visit if they share an owner. Most checks take under an hour per flat.

Failed appliances and follow-up

If an appliance is unsafe it is turned off, labelled and recorded. You get a fixed written quote for the repair or replacement, often a flue alteration or a replacement boiler, and the appliance is rechecked once the work is done.

Before a new tenancy in SW6

Fulham lettings often turn round quickly between tenants. A short checklist keeps the gas side straightforward.

Check the expiry date

If the record runs out during the next tenancy, it can be renewed up to two months early without losing the anniversary.

Test the alarms

Carbon monoxide alarms in rooms with a boiler or gas fire must be checked on the first day of the new tenancy.

Give the record before move-in

New tenants must receive a copy of the current record before they move in, not afterwards.

Gas fires in Fulham front rooms

Many Fulham houses kept a gas fire in the original front room fireplace. These need the chimney checked and swept as required, and adequate ventilation in the room. If a gas fire is rarely used and keeps failing, many landlords choose to have it capped off and removed from the record.

Across Fulham and nearby

We cover all of SW6, from Parsons Green and Sands End to the streets around Fulham Broadway and Bishop's Park, and nearby Chelsea, Hammersmith and Putney. The Fulham EICR can be booked for the same visit.
