EPC in Marylebone

Energy Performance Certificates in Marylebone.

Domestic EPCs for Marylebone homes being sold or let, carried out by accredited energy assessors and lodged on the national register, with the certificate emailed the same day.

Covering W1U, W1G, W1H and NW1. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.

Why Marylebone homes rate the way they do

Georgian brick terraces have solid walls, tall sash windows and high ceilings, all of which lose heat. Many sit in conservation areas or are listed, which limits what can be changed. Mansion block flats usually perform better because they share walls, floors and ceilings with heated neighbours, while top floor flats under an older roof can score lower than the rest of the block.

An EPC rates the home from A to G using a standard calculation, so the result reflects the building and its systems rather than how much energy the current occupier uses.

When you need one

An EPC is needed before a home is marketed for sale or let, and it is valid for ten years. If you already have one that is still in date, you can usually reuse it, though an improved rating can help with both lettings rules and marketing.

Anyone can look up a certificate on the government register by postcode, so buyers and tenants often see it before they view.

The rules for landlords

Under the Minimum Energy Efficiency Standard, a privately rented home in England must normally have a rating of E or better, unless a valid exemption is registered. Letting a property below that standard can lead to a penalty of up to £5,000. The government has proposed raising the minimum to C for new tenancies and then all tenancies, but that change should be treated as planned rather than in force until the regulations are made.

For Marylebone landlords with corporate tenants, a good rating is also a practical point: relocation agents and employers increasingly ask for it.

What the assessor looks at

The visit usually takes under an hour for a flat and longer for a large house.

Construction and insulation

Wall type, roof and loft insulation where accessible, floor construction and the age of each part of the building.

Windows and glazing

Single, secondary or double glazing in each room. Secondary glazing is common in listed Marylebone houses and is recorded where present.

Heating, hot water and controls

The boiler or other heat source, cylinder, thermostats and radiator controls. Photographs of the boiler data plate and controls are taken as evidence.

Lighting and renewables

Low energy lighting and any solar panels or heat pumps.

Listed and conservation area properties

Listed buildings are not automatically exempt from needing an EPC. The certificate's recommendations still have to be weighed against what listed building consent and conservation rules allow. In practice, heating controls, loft insulation where there is a loft, efficient boilers and lighting are often the improvements that are achievable without altering the character of a Georgian interior.

Improving a rating

If the rating is close to a band boundary, small changes can move it. The report lists recommended measures with an indication of their effect. We can quote for the work, from insulation to a new boiler and controls, and arrange a fresh assessment afterwards. Our EPC C guide for landlords covers this in more depth.

Selling or letting on Harley Street and the estates

Marylebone has a high share of homes held on long leases from the great estates, and a good number of buildings mix flats with consulting rooms or offices. An EPC is produced for the dwelling being sold or let, so a flat above a clinic is assessed on its own, with the floor below treated as a heated neighbour where that applies.

If part of a building is used commercially, that part is covered by a non domestic EPC rather than the domestic one. Tell us at booking how the building is used and we will confirm which certificate you need for the space you are marketing.

Agents cannot advertise a property for sale or rent without the energy rating, so it is worth booking as soon as you decide to market. Once lodged, the certificate sits on the national register for ten years and can be reused for later lets as long as it stays valid and the rating still meets the minimum for letting.

Typical results in W1

Georgian terraces in Marylebone are mostly solid brick with original sash windows, so flats often fall in the D band, with some lower ground floor flats and top floor flats falling to E. Mansion block flats with a heated neighbour on most sides can do better. The certificate lists the measures most likely to raise the rating, together with the band each one would move the flat towards.

Reading the certificate

The rating is based on a score from 1 to 100, grouped into bands from A to G. Alongside the current band, the certificate shows a potential band, which is what the standard method calculates the home could reach if every recommendation were carried out. It also gives an environmental impact rating based on carbon emissions.

For a Marylebone flat, the gap between current and potential is often widest where the heating is old or the windows are single glazed. The recommendations are listed in a set order, and each one shows the effect it would have, which makes it easier to decide what is worth doing before the next letting.

Booking

We arrange the visit with you, your agent or the tenant, and in portered buildings we book through the building. The certificate is lodged and emailed the same day. If the property also needs its electrics or gas checking, see EICR in Marylebone and gas safety certificates in Marylebone.

Common questions

EPC in Marylebone: your questions.

How long is an EPC valid?

Ten years from the date it is lodged, unless a new one is produced after improvements.

Does a listed Marylebone house need an EPC to be let?

Usually yes. Listed status does not automatically remove the requirement, though it can limit which improvements are possible.

What rating do I need to let my flat?

At present a private rental in England normally needs at least band E unless an exemption is registered. A move to band C has been proposed but should be treated as planned.

Can the assessor get into the loft and plant room?

If access is available we inspect it. If not, the assessment uses default values, which can lower the rating, so it helps to arrange access.

When will I receive the certificate?

It is lodged on the register and emailed the same day as the visit.

My flat is above a consulting room. Does that affect the EPC?

The flat is assessed as a separate dwelling. A heated space below usually reduces heat loss through the floor, which can help the rating. The consulting room itself would need a non domestic certificate if it is being let.
