EPCs for St John's Wood houses and flats.
Energy Performance Certificates for sales and lettings across St John's Wood, by accredited assessors, lodged on the register and sent the same day.
Covering NW8. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.
Detached houses and the rating
Detached and semi-detached villas have more exposed wall and roof than terraced homes, so they lose more heat, and St John's Wood's period villas often have solid walls and original sash windows. Extensions, however, are usually built to more recent standards, and a large modern basement can help the overall result. The assessor measures and records each part separately so the calculation reflects the whole house.
Flats in the area
Mansion block and purpose built flats tend to score better than the houses, thanks to shared walls and floors. Top floor flats and those over unheated spaces such as garages are the exceptions.
When you need an EPC
You need one before marketing a property for sale or let. It is valid for ten years and appears on the public register. Buyers and tenants in NW8 often compare ratings between similar houses, so an accurate assessment with good evidence matters.
Rules for landlords
The Minimum Energy Efficiency Standard means a private rental in England must usually be rated E or above unless an exemption is registered, with penalties of up to £5,000 for breaches. A future minimum of band C has been proposed and should be planned for, but it is not yet law.
The survey
The visit covers everything the standard calculation needs.
Building parts and ages
Each part of the house is recorded by age and construction, including extensions and basements.
Heating and hot water
Boilers, cylinders, underfloor heating, heat pumps and controls are recorded, with photographs as evidence.
Renewables
Solar panels and other renewable systems are included where fitted.
Improving a large period house
For houses with roof spaces, loft insulation is often the most effective single measure. Heating zoning and controls, cylinder insulation and efficient lighting follow. Where windows cannot be replaced because of conservation constraints, secondary glazing can help. We can quote for insulation and heating work and reassess afterwards. See EPC C for landlords.
Garden studios, staff cottages and annexes
Larger NW8 plots often include a garden studio, a staff cottage or an annexe over a garage. Whether these need their own EPC depends on how they are used. A self contained annexe with its own kitchen, let separately, generally needs its own certificate. A garden room used as a study and occupied with the main house is usually not treated as a separate dwelling.
If you are selling the whole property, the main house needs an EPC and the assessor will advise whether any separate building also requires one. If you are letting, the certificate must relate to the space the tenant occupies, so a family let including the annexe is assessed differently from a let of the annexe alone.
Tell us at booking about any outbuildings with heating or a kitchen and we will confirm what is needed before the visit.
Large houses and the minimum standard
Large detached houses can struggle to reach band E if the heating is old or poorly controlled, simply because of their size and exposed walls. Upgrading boiler controls, adding thermostatic radiator valves and insulating the roof space are usually the first measures to consider, and they rarely need consent.
Selling in NW8
Buyers and their agents will see the rating in the listing, and many will look at the recommendations too. For a large house it can help to have the certificate early, so that you know the rating before the listing goes live and can plan any simple improvements, such as lighting or controls, that might move it up a band.
For a let, the minimum is band E, and the rating must be in place before the property is advertised. A large house can usually be surveyed in a single appointment, with the certificate lodged once the calculation is complete.
Booking
We agree a time with the owner, agent or tenant, and confirm access to lofts and plant rooms. Combine with an EICR or a gas safety check on the same day.

Each part is recorded by its age and construction, and the calculation combines them.
Currently at least band E in England, unless an exemption is registered. Band C has been proposed.
Around an hour for a flat and longer for a large house with extensions.
It is lodged and emailed the same day.
If it is self contained and let or sold separately, usually yes. If it is used with the main house and not let independently, it is normally included with the house.
