EICR in Fulham

EICR in Fulham for landlords and homeowners, report the same day.

Electrical inspections for Fulham's terraced houses and the flats made from them, with clear coding, a fixed written quote for any repairs, and the report emailed on the day.

Covering SW6. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.

The Fulham terrace, electrically speaking

Most of SW6 is late Victorian terraced housing, and a large part of it has been converted into an upper and a lower flat or let as a shared house. Many have gained a loft conversion, a side return kitchen or a garden room along the way, each usually wired at a different time. The result is an installation with three or four generations of work in it, which is exactly what an EICR is designed to untangle.

Extensions and lofts

New circuits for a loft or kitchen extension are often run from the old board or spurred from existing circuits. We check that each addition is properly protected and that the original circuits are not carrying more than they were designed for.

Garden rooms and outside supplies

Garden offices, outdoor sockets and lighting are common in Fulham gardens. Cables buried in gardens and supplies to outbuildings need RCD protection and the right type of cable, and they are one of the most frequent sources of C2 codes here.

Shared houses

Houses let to sharers see heavier use: more appliances, extension leads and kitchen loads. If the property is licensed as an HMO, the council will expect a current satisfactory report. Our HMO page covers the wider requirements.

What gets tested

The inspection covers the consumer unit, every circuit, the earthing and the bonding to gas and water pipes, a sample of sockets, switches and fittings, and the condition of visible cables. Readings are recorded circuit by circuit. Anything that is unsafe or does not meet the current wiring regulations is coded, from C1 for immediate danger to C3 for improvements that are recommended but not required.

Rules for renting out a Fulham property

Since 2020, landlords in England have had to have the electrical installation in every private tenancy inspected at least once every five years. The tenant gets a copy within 28 days of the test, a new tenant gets one before moving in, and the council can ask for a copy at any time. Required repairs must be done within 28 days of the report, or sooner where stated. Councils can fine landlords up to £30,000 for each breach.

Hammersmith and Fulham also runs property licensing for some rented homes, and licence applications and renewals usually ask for a current EICR.

Fitting the visit around tenants

Fulham tenants are often out at work, so evening and Saturday slots within our hours are popular: Monday to Saturday 9am to 8pm, Sunday 9am to 3pm. We call the tenant to agree a time, explain that the power will be off in short bursts, and leave the property as we found it. Parking in SW6 is mostly residents' bays, which we plan for.

When repairs are needed

With an unsatisfactory report you also get a fixed written quote for the remedial items, broken down line by line. Common Fulham fixes are adding RCD protection, replacing an old fuse board with a modern consumer unit, correcting bonding and making good damaged outside accessories. When the work is complete, we send the written confirmation you need to give the tenant.

Common results on Fulham inspections

Most Fulham reports fall into one of three groups.

Satisfactory with recommendations

A board that has already been upgraded, with C3 observations such as older accessories or labelling. No work is required for the report to pass, though the recommendations are worth planning in.

Unsatisfactory, fixable in a day

Missing RCD protection on an outdoor circuit, absent bonding, or a damaged socket. These are usually put right in a single visit and confirmed in writing.

Unsatisfactory, larger work

An old fuse board with no RCDs and several circuits failing insulation tests. Here the report will point towards a new consumer unit and possibly partial rewiring, and we quote the options side by side.

Selling or refinancing in SW6

Buyers' surveyors in Fulham regularly comment on visibly old wiring or fuse boards. A current EICR, with any repairs signed off, gives you something definite to hand over rather than an open question in the survey. It is also worth having one before a loft or kitchen project, so the designer knows whether the existing installation can take the extra load.

Lofts, extensions and earlier work in SW6

So many Fulham terraces have had a loft conversion or kitchen extension that the EICR often turns up electrical work from those projects. Where the new circuits have no certificate, or were added to an old consumer unit without the right protection, the report will record it. Keep the building control completion certificate and any electrical installation certificates from that work, because they help the electrician confirm what was done.

Plastic consumer units in Fulham houses

Many SW6 terraces still have a plastic consumer unit fitted before 2016, when the wiring regulations started to require a non-combustible enclosure for new installations in homes. An older plastic unit is not an automatic fail. If it is in good order with suitable protection it can stay, and the report may simply note it as an improvement to consider.

Covering SW6

We work across Fulham, Parsons Green, Sands End and the streets around Fulham Broadway and the river, and in neighbouring Chelsea and Hammersmith. A gas safety certificate in Fulham can be done on the same visit.

Common questions

EICR in Fulham: your questions.

My Fulham house is split into two flats. Does each need its own EICR?

Yes, if each is let separately. Each flat has its own installation and its own report.

Do garden offices and outdoor sockets get tested?

Yes, if they are fed from the property's installation. They are tested and coded like any other circuit.

Will the council licensing team accept your report?

The report follows the standard format required by BS 7671, which is what licensing teams ask for.

Can you come on a Saturday?

Yes. We work Monday to Saturday 9am to 8pm and Sunday 9am to 3pm.

Do I need an EICR before a loft conversion?

It is not required, but it is sensible. It shows whether the existing board and circuits can take the new work or need upgrading first.

Can you replace the consumer unit if the report needs it?

Yes. We quote it as a fixed price with the report and can usually schedule it quickly.

What if earlier electrical work in my Fulham house has no certificate?

The EICR assesses the condition of the whole installation as it is today, including uncertified work. If that work has defects they are coded in the report, and any remedial work needed is quoted in writing.
