Property maintenance in London:
the repairs, the checks
and the diary.
Most buildings are maintained by a list of phone numbers: a plumber, an electrician, a roofer, someone for the gutters and someone else for the certificates. We replace the list. Planned maintenance on a schedule, reactive repairs when something fails, and every compliance date tracked so nothing lapses.
Landlords, agents,
blocks and businesses.
Rented houses and flats
We maintain rented houses and flats for private landlords with one property or thirty, blocks of flats for freeholders, residents' management companies and managing agents, and commercial premises from single shops and offices to small multi let buildings. The work is the same in kind across all of them. What changes is who signs off the spend and how the reporting needs to look.
Portfolios and single buildings
If you manage a portfolio, the useful part is that every property sits on one schedule with one point of contact. If you own one building, the useful part is that you stop being the person who has to remember when the gutters were last cleared or when the gas safety record runs out.
Small jobs on a schedule
stop large ones later.
The external fabric and communal areas
A planned maintenance programme is a calendar of inspections and routine work, agreed in advance and priced in advance. For most London buildings it covers the external fabric twice a year: gutters and downpipes cleared, roof coverings, flashings and chimney stacks checked, pointing and render looked over, and drainage gullies cleared. Inside, it covers communal areas, door closers and ironmongery, lighting and the condition of decoration.
The statutory compliance diary
Alongside that sits the statutory diary. Landlord gas safety records every twelve months, EICRs at least every five years, fire alarm and emergency lighting tests at the intervals the system requires, legionella risk assessments where the building needs one, and, in residential buildings over eleven metres, the communal fire door checks every three months and flat entrance door checks every year that the Fire Safety (England) Regulations 2022 require. We hold the dates, book the visits and send you the certificates.
Reports after every visit
Each visit produces a short written report with photographs: what was done, what was found, and what we recommend with a price attached. You decide what goes ahead. Nothing is carried out beyond the agreed scope without your approval.
When something fails,
one number to ring.
Reactive repairs and triage
Between planned visits things break: a leak through a ceiling, a blocked drain, a door that will not lock, a slipped tile after a storm, a tenant reporting damp. You ring or WhatsApp one number, we triage it, and safety issues and water coming in are attended first. Each job is logged against the property with the cause, the fix and the photographs, so a repeat problem shows up as a repeat rather than a surprise.
Fixing the cause, not the symptom
Where the repair is only the symptom, we say so. A ceiling stain from an overflowing gutter gets the gutter fixed, not just the ceiling painted. That is usually the difference between maintenance that costs the same every year and maintenance that gradually costs less.
Hours and larger works
Our hours are Monday to Saturday 9am to 8pm and Sunday 9am to 3pm. Larger works that come out of the inspections, such as repointing, roof repairs, damp and timber work, rewiring or a refurbishment between tenancies, are quoted separately and carried out by the same contractor, so whoever found the problem is accountable for fixing it.

Areas we cover.
We take property maintenance across all 32 London boroughs. Most of our work is in west London, in Shepherd's Bush, Hammersmith, Fulham, Kensington, Chiswick and White City, and in south west London, in Putney, Wandsworth and Wimbledon. We also work in south east London, in Greenwich, Blackheath and Lewisham.
If your property is outside these areas, call us anyway. We travel across London and will tell you honestly if a job is too far to price properly.
