Roof repairs London:
slipped tiles and leaks.
Most roof leaks are small, local and quick to fix. The question worth answering first is whether yours is a repair or the start of a bigger conversation about the roof as a whole.
One slipped tile is not
the same question.
A slipped tile is a repair. The question is what is underneath. Many older London roofs have no underlay at all, so the tile is the only barrier, and underlay cannot be added without stripping the covering. When enough tiles are going, patching stops being good value. Knowing which roof you have comes first.
Reports often play this down because the roof is not leaking today. The reason it matters is economic rather than urgent: spending on repeated patches to a roof you will strip in two years is money spent twice, and we will tell you plainly which side of that line yours is on.
Where roofs actually
let water in.
Ridge and verge
Ridge tiles sit in mortar exposed on both sides. Once the bed erodes they work loose, and a loose ridge tile in a London wind is a leak and a hazard. Rebedding is routine.
Flashings and valleys
Where the roof meets a chimney, parapet or neighbouring roof, the joint is closed with lead. Lead patched with mortar fails again, and a blocked valley backs water under both slopes.
Gutters at the eaves
A blocked gutter backs water up under the lowest course and into the wall plate.
Water does not come in
where it appears.
Water runs along a rafter or felt lap before it drops, so the entry point is usually higher up the slope than the ceiling stain. We check from inside the roof space and outside, and rule out condensation, which looks like a leak and is not.
Poor loft ventilation, a bathroom fan venting into the roof space or uninsulated pipework all produce damp that no amount of tile work will cure. Pointing a leak to the right cause is what stops you paying for the wrong repair.
When to call
a roofer.
Slipped or missing tiles visible from the street, daylight in the loft, damp patches on a top floor ceiling, debris in the gutters, moss lifting tiles, and staining around a chimney breast upstairs. On a flat roof, ponding water, blisters and cracked flashings.
