Mansion flats and energy ratings

A mansion block flat in the middle of a building, with heated flats above, below and either side, usually rates reasonably well despite solid brick walls and older windows. Flats on the top floor, at the end of a block or over an unheated entrance tend to rate lower. High ceilings add to the volume being heated, which the calculation takes into account through floor area and storey height.

Communal heating

Where heat comes from a shared boiler, the assessor records the communal system and how it is controlled and charged. Information from the managing agent about the plant can help produce an accurate result, so it is worth asking for it before the visit.

When you need one

Before a property is marketed for sale or let, a valid EPC is needed. It lasts ten years and can be viewed on the public register.

Letting rules in brief

Private rented homes in England must normally reach at least band E under the Minimum Energy Efficiency Standard, or have a registered exemption. Breaches can result in penalties of up to £5,000. A future requirement of band C has been proposed, but it should be treated as a planned change.

The assessment visit

The assessor gathers the details used in the standard calculation.

Measurements

Room dimensions, storey heights and which surfaces are shared with heated neighbours.

Windows

Glazing type for each window, including any secondary glazing.

Heating and controls

Individual or communal heating, controls and the hot water system.

Improving a Maida Vale flat

Heating controls and thermostatic radiator valves, an efficient boiler where the flat has its own, cylinder insulation and secondary glazing are common improvements that suit period blocks. See our EPC C guide and we can quote for the work.

Red brick blocks and their windows

Maida Vale's Edwardian mansion blocks along Elgin Avenue, Randolph Avenue and Sutherland Avenue are built of solid brick with large timber sash windows. Many flats still have original single glazing, sometimes with secondary panels added inside. The assessor records the glazing in each window opening, because a mix of single, secondary and double glazing affects the result.

The position of a flat within the block matters too. A middle floor flat with neighbours above, below and on either side loses relatively little heat. A corner flat on the top floor with a roof above and two exposed walls loses much more, even if its heating system is identical.

Where the flat is in the Maida Vale conservation area, replacement windows on the front elevation usually need permission. Secondary glazing fitted inside is often the more practical route, and it is recognised in the calculation.

Valid for ten years, if it still meets the standard

An EPC stays valid for ten years after it is lodged and can be used for several tenancies in that time. If the rating is below E, a new tenancy cannot start until the property is improved or an exemption is registered, even if the certificate itself has not expired. Landlords who breach the minimum standard face penalties of up to £5,000 per property.

Flats let through agents

Most Maida Vale flats are let through local agents who will ask for the EPC before taking photographs or listing the property. We send the certificate and its recommendations by email once lodged, so you can pass it straight on, and the agent can also retrieve it from the register by address. If the rating has fallen close to the E boundary, the recommendations show which measures would give the most headroom before the next tenancy.

Where a flat is let furnished on a company tenancy, the same minimum standard applies. The tenant's employer or relocation agent will usually ask for the EPC with the gas and electrical records, so it helps to keep all three together and in date.

Booking

We book through porters where needed and agree a time with you or the tenant. Add an EICR or gas safety check on the same visit.

Common questions

EPC in Maida Vale: your questions.

Will my top floor mansion flat rate lower?

Often, because it has more exposed roof. The actual result depends on the roof construction and insulation.

Our heating is communal. Does that affect the EPC?

Yes, the communal system and how it is controlled are part of the calculation.

What is the minimum rating to let?

Currently band E for private lettings in England, unless an exemption applies. Band C has been proposed.

How long is the certificate valid?

Ten years.

When do I receive it?

It is lodged and emailed the same day.

Does secondary glazing count on an EPC?

Yes. The assessor records secondary glazing where it is fitted, and it is treated as an improvement over single glazing in the calculation.
