Gas in NW8 homes
Family houses in St John's Wood typically have large system boilers with unvented cylinders, sometimes more than one boiler, plus gas hobs, gas fires and occasionally gas heating for pools or outbuildings. Flats in the mansion blocks usually have a combination boiler in a kitchen or cupboard, or heating from the building's central plant.
What is checked
The engineer tests the installation for gas tightness, checks working pressure, analyses combustion on every appliance, inspects each flue for its route, support and termination, checks ventilation and confirms safety devices work. The landlord gas safety record lists each appliance, the result and any defects.
Larger houses
Bigger homes tend to have more to check.
Multiple appliances
Every gas appliance the landlord provides is included, from a second boiler in an annex to a barbecue connected to the mains.
Long flue routes
Boilers in basements may have extended flue runs to reach outside air. Concealed sections must be inspectable, so hatches may be needed.
Pool and outbuilding heaters
Gas fired pool heating or outbuilding heaters are checked like any other appliance, including their own ventilation.
The legal side
Landlords must have gas appliances and flues they provide checked every twelve months by a Gas Safe registered engineer, give the record to tenants within 28 days and to new tenants before they move in, and keep records for at least two years. A check booked within two months of the renewal keeps the existing date.
Family and corporate tenancies
Many NW8 homes are let to families on longer tenancies or to companies for relocating staff. We arrange the check around school and work hours, and send the record to the agent managing the tenancy as well as to you.
When something fails
If an appliance is immediately dangerous it is disconnected with permission and labelled. Other defects come with a quote for repair, servicing or a replacement boiler, and we recheck once the work is done.
Mansion flats near Lord's and the park
Not every NW8 home is a detached villa. The blocks around Prince Albert Road and close to Lord's contain many rented flats, some heated by their own boiler and others by a central plant room. Where the flat has its own boiler, the landlord's record covers it, the hob and any gas fire. Where heating comes from the block, the plant is the freeholder's or managing agent's responsibility and sits outside the flat record.
In these blocks the boiler is often in a utility cupboard off the kitchen or hallway. The engineer checks there is enough space for safe operation and servicing, that ventilation is adequate, and that the flue route out of the building is sound along its visible length. Long concealed flue runs need inspection hatches so they can be seen.
The record must go to existing tenants within 28 days of the check and to new tenants before they move in. Keep each record for at least two years. We send the record on the day, ready to forward.
Before tenants move in
Large houses often change hands between tenancies with a gap for redecoration, and that is a good moment to arrange the gas check. If the boiler has been serviced recently, the engineer will still carry out the full safety check and produce the record, because a service and a safety check are not the same thing. A service keeps the appliance running efficiently. The safety check confirms it is safe to use and is what the law requires every twelve months.
Where the house has been empty for a while, the engineer will test the installation for tightness before relighting anything, and will check that any appliance left capped is clearly labelled so the incoming tenant is not tempted to use it.
