EPC in Belgravia

EPCs for Belgravia houses, flats and mews homes.

Domestic EPCs across Belgravia for sales and lettings, by accredited energy assessors, lodged and emailed the same day.

Covering SW1X and SW1W. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.

Assessing grand period homes

Belgravia's stucco houses are large, tall and solid walled, with generous windows, and many are listed. Floor area and heat loss are both high, so ratings often sit in the lower bands even after expensive refurbishment. Lateral flats that span several original houses can score better because much of their envelope is shared, and many basement extensions were built to modern standards.

When an EPC is required

A valid certificate is needed before a home is marketed for sale or let and lasts for ten years. It is publicly available on the national register, so prospective tenants and their agents will see the rating early.

Letting rules

Private landlords in England must normally meet at least band E, unless an exemption has been registered, and penalties for breaching the standard go up to £5,000. Government has proposed tightening this to band C, but at the time of writing that should be treated as a planned change, not current law.

Listed buildings and estate consent

A listed building is not automatically exempt from needing an EPC, but it can limit what improvements are practical. Changes such as replacing windows or adding insulation to facades are rarely possible. In Belgravia, the freeholder's consent may also be needed for changes to the building. We take that into account when advising on improvements.

What we record

The assessor's survey covers the details used in the standard calculation.

Size and layout

Floor areas and ceiling heights for every floor, including basement levels.

Heating and hot water

Boilers, cylinders, underfloor heating and controls, including any zoning and timers.

Windows and secondary glazing

Glazing type by window. Secondary glazing, common in listed houses, is recorded where fitted.

Practical improvements

Better controls and zoning, efficient boilers, cylinder insulation, low energy lighting and secondary glazing are often achievable in a listed Belgravia house. We can quote for insulation or heating upgrades and reassess when the work is done.

Lateral flats, mews houses and staff quarters

Belgravia's lateral flats run across two or more original houses, which means the assessor records more than one wall construction and often several window types. Each part is measured and recorded so the calculation reflects the whole flat rather than one representative room.

Mews houses behind the main squares are smaller and usually more compact, which helps, but many have a garage or workshop at ground level. An unheated garage beneath a bedroom adds heat loss through the floor above it, and the assessor notes this rather than treating the floor as if it sat over heated space.

Where a large house contains a self contained staff flat with its own entrance and kitchen, that flat may need its own certificate if it is let separately. If it stays part of the main house, the house is assessed as one dwelling. We will confirm which applies when you book.

Heat pumps and renewables in listed homes

Air source heat pumps and solar panels can improve a rating, but on listed buildings in a conservation area they usually need consent, and the Grosvenor estate's own approval may also be required under the lease. The certificate will list them as recommendations if the calculation suggests they help. Whether they are achievable is a planning and estate question.

What the register shows

Domestic EPCs are published on the government register and can be found by address. The certificate lists the rating, the main features of the property and its recommendations. Owners can ask for a certificate to be opted out of public search, though it remains available to those who need it for a sale or let.

Booking

Larger houses take longer to survey, so we agree a time that suits the household or property manager. Add an EICR or gas safety check on the same visit if needed.

Common questions

EPC in Belgravia: your questions.

Is a listed Belgravia house exempt from needing an EPC?

Not automatically. Most still need one to be sold or let, although listing limits which improvements are possible.

Why is our refurbished house still rated D?

Large, solid walled period houses lose a lot of heat, and the calculation reflects that even with modern heating. Controls and glazing upgrades can still move the rating.

What is the minimum rating to let?

Currently band E for private lettings in England unless an exemption applies. A move to band C has been proposed.

How long does the survey take for a large house?

Longer than a flat, often a couple of hours, depending on size and access.

Will the EPC be public?

Yes. Certificates are lodged on the national register and can be looked up by address.

Our mews house has an integral garage. Does that lower the rating?

It can, because the room above loses heat into an unheated space. Insulating the garage ceiling is one of the more practical improvements for mews houses.
