Belgravia's buildings
Belgravia was built as grand stucco terraces around formal squares, with mews behind for coach houses and staff. Today the main houses are a mix of single family homes, embassies and large flats, including lateral conversions that run across two or more original houses. The mews have become homes in their own right. Much of the area is owned by a single large private estate, so alterations, including some electrical work that affects the building fabric, can need the freeholder's consent as well as the usual approvals.
Installations on this scale
A Belgravia property can have far more circuits than a typical London home, and that changes how the inspection is run.
Multiple boards and submains
Large houses often have a main switch room feeding several distribution boards on different floors. Each board and the submains between them are tested and recorded.
Home automation and lighting control
Lighting control systems, motorised blinds, audio visual equipment and security systems sit on the same installation. The fixed wiring that serves them is tested, while the control equipment itself is noted rather than tested.
Pools, plant and basements
Basement extensions with pools, gyms, plant rooms and cinema rooms bring special locations with stricter requirements. These are examined closely.
How the report is put together
The electrician tests each circuit for continuity, insulation resistance, polarity and earth fault loop impedance, checks residual current protection and inspects accessories and fittings. Faults are classified C1, C2, C3 or FI. On larger installations we agree the scope with you beforehand, including any parts excluded, so the report is clear about what was and was not covered. The EICR London page explains the codes.
Letting in Belgravia
If a home is privately let, the 2020 regulations apply whatever the rent: an inspection at least every five years, the report to tenants within 28 days and to new tenants before occupation, and remedial work completed within 28 days or the period the report gives. Breaches can bring penalties of up to £30,000.
Many Belgravia lets are corporate or diplomatic tenancies arranged through agents and property managers. We work to their access procedures and send the report wherever it is needed.
Working in occupied homes
Testing means switching circuits off for short periods. In a large occupied house we plan the sequence with the household or house manager so that security, refrigeration and communications stay running, and we work floor by floor.
Remedial work
Findings come with a written quote. In a property where the estate's consent may be needed for work affecting the structure, we highlight this so you can check before work is booked. Written confirmation is issued once remedial work is complete.
Grosvenor estate terraces and mews
Much of Belgravia belongs to the Grosvenor estate, and its stucco terraces and squares are largely listed. Inside, many houses have had more than one full rewire, sometimes decades apart, leaving one floor with a modern installation and another with older cables still in service. The report treats the house as a whole while making clear which parts are older.
Mews houses behind the main terraces bring different issues. Former garages converted to living space can contain supplies that were extended from the main house, and a mews may have its own meter and board or share with the property it once served. The electrician confirms where the supply comes from and how the circuits are protected.
Staff flats on upper floors and in basements are sometimes on separate boards with their own consumer units. Where a staff flat is let or occupied under a separate agreement, it may need its own report, and we can produce one alongside the main house in the same visit.
Inspecting a large house floor by floor
A Belgravia house can have six or more storeys, from a lower ground kitchen to staff rooms under the roof. The electrician works through it in a set order, starting from the intake and main switchgear, then each distribution board and the circuits it feeds. On every floor the inspection covers sockets, switches, light fittings, fused connection units and fixed appliances, with a sample of accessories opened to check terminations.
Bathrooms and dressing rooms are given particular attention, because of the mix of underfloor heating, towel rails, mirror lighting and extractor fans. Lower ground floors often hold a utility room, a wine store or a plant area, and those spaces can be damp or warm. Roof spaces and lift motor rooms, where they exist, are included when access is safe.
Observation codes explained
Every observation on the report carries a code. C1 means danger is present and immediate action is needed, and the electrician will make it safe on the day where possible. C2 means potentially dangerous, for example missing protection that could lead to a shock in a fault. C3 means improvement recommended, where something does not meet the current standard but is not unsafe.
FI means further investigation is needed, usually because a test result points to a problem that cannot be pinned down within the time of the inspection. Any C1, C2 or FI makes the report unsatisfactory. C3 items alone do not. In large houses, the report can run to many pages, so we also give a short summary of the items that need action.
Boards, protection and older rewires
Belgravia houses refurbished in the 1980s and 1990s often have boards from that period, sometimes with residual current protection on only part of the installation. Today's standard expects residual current protection on socket circuits, on cables buried shallowly in walls and on bathroom circuits. Where it is missing, the code depends on the circuit and its use.
Replacing boards in a large house is planned carefully. Circuits feeding security systems, cold stores and lighting control need to stay running, so the work is staged. We give a written scope and quote before anything starts, and agree timing with the house manager.
Working with agents and house managers
Many Belgravia properties are run by a house manager, a family office or a managing agent rather than the owner. We take instructions from whoever manages the property, confirm access windows and security arrangements in advance, and send the report to the people who need it. If a tenant is in occupation, we agree a time with them directly or through the agent.
For a landlord, the report must go to the tenant within 28 days of the inspection. If remedial work is needed, it must be finished within 28 days or a shorter period if the report says so, followed by written confirmation to the tenant and to Westminster City Council. Councils can issue penalties of up to £30,000 for failing these duties.
Preparing the house and planning the day
For a large house, we agree the order of work in advance. Testing every circuit means switching each one off in turn, so we confirm which circuits feed the alarm, CCTV, server cabinet, wine store, freezers and any medical or aquarium equipment, and plan around them. Staff are told when each floor will be affected.
Clear access to every board, the intake position and any plant areas is the most useful preparation. Keys to locked rooms, the mews garage and any outbuildings should be available on the day. A typical Belgravia house takes most of a working day. Very large houses, or houses with separate staff accommodation, can need a second visit, which we will flag when you book.
Embassy residences and company lets
Belgravia has many homes let to embassies, international companies and long stay corporate tenants. The electrical safety duties follow the tenancy, so where a property is let as a home, the landlord needs a valid report and must meet the same deadlines as any other private landlord.
These tenancies often come with their own security and access arrangements. We are happy to provide names of the attending electricians in advance, work to an agreed timetable, and send the report through the managing agent or the tenant's facilities contact. If the tenant has installed equipment of their own, such as additional security or communications systems, we record what is supplied from the landlord's installation and note anything outside it.

EICR in Belgravia: your questions.
Usually, though a large house can take more than a day. We agree the programme in advance so the household is not disrupted more than necessary.
The fixed wiring serving it is. The control equipment itself is noted but not tested as part of the EICR.
Not for the inspection itself. Some remedial work that affects the building fabric may need freeholder consent, and we flag that where relevant.
Yes. We arrange access and timing through whoever looks after the property.
The method is the same, but we record the extent of the installation carefully so it is clear which supplies and boards were covered.
If it is let or occupied as a separate dwelling, it is treated as its own rental and needs its own report. Where it is part of the main house's tenancy, it is included in the house report.
