EICR in Chelsea

EICR in Chelsea, tested properly and certified the same day.

Electrical Installation Condition Reports for Chelsea flats, houses and mews homes, carried out by registered electricians and sent to you by email on the day of the inspection.

Covering SW3 and SW10. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.

Chelsea homes and the wiring behind them

Chelsea's property is old, tall and often divided. Much of SW3 and SW10 is Victorian brick or stucco terraces, garden square houses and red brick mansion blocks, with mews cottages tucked behind. Few of these buildings still have their original wiring, but most have been rewired in stages rather than all at once, and an EICR is how you find out where the joins are.

Mansion block flats

In a mansion block the flat's own installation usually starts at a consumer unit inside the flat, fed from a meter position in the basement or a riser. The report covers everything from that point onwards. We record the main earthing and bonding arrangements, because in older blocks these have often been altered by successive refurbishments of individual flats.

Stucco and brick houses split into flats

Converted houses tend to have several supplies, long submain cables running up through the building and circuits that were extended when lofts or lower ground floors were added. These are the installations where we most often find circuits feeding the wrong flat or junctions buried in old ceilings.

Mews houses and lower ground floors

Mews properties and basement flats bring their own issues: damp walls, external lights, garage supplies and outdoor sockets. Moisture and electrics do not mix, so we look closely at accessories on outside walls and anything below ground level.

What the inspection covers

The electrician starts at the consumer unit, checks the protective devices and the RCD protection, then tests each circuit for continuity, insulation resistance, polarity and earth fault loop impedance. A proportion of sockets, switches and light fittings are opened up to check the terminations, and the whole installation is inspected visually for damage, overheating and wear.

Every defect is given a code. C1 means danger present, C2 means potentially dangerous, C3 means improvement recommended, and FI means further investigation is needed. C1, C2 or FI makes the report unsatisfactory; C3 on its own does not. Our main EICR page explains the codes and the report in more detail.

For landlords letting in Chelsea

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, a privately rented home needs an EICR at least every five years, sooner if the last report asked for it. Tenants must have a copy within 28 days of the inspection, and any remedial work the report requires has to be finished within 28 days or the shorter period stated. The local authority can impose penalties of up to £30,000 for a breach.

Many Chelsea landlords live abroad or let through agents, so we send the report straight to whoever needs it, the landlord, the agent or both, as soon as the inspection is done.

Getting in, parking and porters

Chelsea jobs are mostly about access. Mansion blocks often need the visit agreed with a porter or managing agent, and many buildings ask for contractors to be booked in. Tell us how the building works and we will arrange it. We book a time with the tenant directly, keep the visit to a fixed slot, and leave the flat as we found it.

A typical one or two bedroom flat takes two to three hours; a large house with several boards takes most of a day.

If the report comes back unsatisfactory

You receive a written quote for the remedial work alongside the report, so you can see exactly what is needed and why. Once the work is done you get written confirmation for your records and the tenant's, which is what the regulations ask for. Faults found in Chelsea installations are usually missing RCD protection, poor earthing to older metalwork and damaged or overloaded accessories, rather than full rewires.

Findings we see most in Chelsea

Every installation is different, but some issues come up again and again in SW3 and SW10.

Partial rewires that do not match

A kitchen rewired ten years ago next to lighting circuits that are forty years old is common. The report records each circuit separately, so you can see which parts are sound and which are not.

Bonding to old metal pipework

Older flats often still have metal gas and water pipes. If the protective bonding to them has been removed during plumbing work, it is coded and needs reinstating.

Lighting circuits without an earth

Older lighting circuits were often installed without a protective conductor. With metal light fittings this is a potential danger and is coded accordingly.

Homeowners and sellers in Chelsea

An EICR is not only for landlords. If you are selling, a recent report answers the buyer's surveyor before the question is asked. If you have just bought, it tells you what the previous owner's work was really like. For a lower ground floor or a mews house that has had damp, it is worth having one done once the walls are dry, before redecorating.

Older wiring in Chelsea conversions

Behind the decoration of many Chelsea flats sits wiring from several decades. The inspection often finds a mix of modern cable alongside older circuits, and it is the older parts that usually produce C2 codes.

Rubber and lead sheathed cables

Cable insulated with rubber, or sheathed in lead, dates from before the 1960s. The rubber becomes brittle with age, and any circuit still using it is normally recorded as needing attention.

Missing RCD protection

Older consumer units often have no residual current device protection for sockets or bathroom circuits. The report will say where protection is missing, and fitting it is one of the commonest remedial jobs we quote.

Electric heating in mansion flats

Some Chelsea flats have no gas at all and rely on storage heaters, panel heaters and an immersion heater. These circuits carry heavy loads for long periods, so the inspection pays close attention to their cables, connections and isolators. The fixed wiring to each heater is part of the EICR, while the heaters themselves are appliances.

Furnished flats and portable appliances

An EICR covers the fixed wiring, sockets, switches, lights and consumer unit. It does not test the kettles, lamps, televisions and other portable items you supply with a furnished Chelsea flat. Testing those is not a legal requirement for most private lets, but it is a simple way to show you have kept them safe, and it can be done on the same visit.

Nearby

We cover all of SW3 and SW10 and the streets around them, and regularly work across Kensington, Fulham and Earls Court. See also gas safety certificates in Chelsea if the property has gas.

Common questions

EICR in Chelsea: your questions.

Can the EICR be done while the tenant is living there?

Yes. The power is off for short periods while circuits are tested, usually a few minutes at a time, and we agree the slot with the tenant in advance.

Our block has a porter. Do you deal with them?

Yes. Give us the porter or managing agent's details and we will book the visit through them so access is arranged before we arrive.

Does a mansion block flat need the communal wiring tested too?

No. The landlord's EICR covers the flat's own installation. Communal lighting and landlord supplies in the block are the freeholder's or managing agent's responsibility.

How quickly can you get the report to an agent?

The report is emailed the same day as the inspection, to you, your agent or both.

Do I need an EICR to sell my Chelsea flat?

It is not a legal requirement for a sale, but buyers and their surveyors often ask about the electrics, and a recent report answers that quickly.

What happens if the report is unsatisfactory and the tenancy starts next week?

Anything dangerous is made safe on the day. We quote the remedial items straight away and can usually schedule the work quickly so the confirmation is ready.

My Chelsea flat has storage heaters. Does the EICR cover them?

The fixed wiring, connections and isolators that serve the storage heaters and immersion heater are part of the inspection. The heaters themselves are appliances and are not tested as part of the EICR.
