When does a wall
need to be rebuilt?

London's Victorian and Edwardian boundary walls were built to last a century — and many of them have. But after 100 years or more of weathering, ground movement and frost damage, even well-built walls begin to fail. Bulging, leaning, crumbling mortar and spalling brick are all signs that repair or full rebuild is needed.

A leaning or unstable boundary wall is a safety risk, particularly near a public pavement. Councils and highways authorities can issue notices requiring urgent repair or demolition where a wall poses a danger to pedestrians.

We carry out free surveys to assess the condition of your wall and recommend the most cost-effective approach — whether that's a targeted repair of the affected section or a full rebuild from foundations.

The original wall on Westcombe Park Road SE3 had reached the end of its life. Mortar had failed throughout and sections of the wall were becoming structurally unsafe adjacent to a public pavement.

The existing wall was carefully demolished with safety barriers and pedestrian management in place throughout. Reclaimed brick was salvaged where reusable. Foundations were inspected and prepared before the rebuild began.

Do I need planning permission to rebuild a garden wall?+
In most cases, rebuilding an existing boundary wall to the same height and position is permitted development and does not require planning permission. However, walls over 1 metre high adjacent to a highway or over 2 metres elsewhere may require consent. Conservation areas have stricter rules. We advise on this at the survey stage.
What is the Party Wall Act and does it apply to my wall?+
The Party Wall Act 1996 applies to walls that sit on or straddle the boundary between two properties. If your wall is a party wall, you are legally required to notify your neighbour before carrying out any work. We can advise on whether the Act applies and recommend a party wall surveyor if required.
Can you match the existing brickwork?+
We make every effort to source matching brick for all repair and rebuild projects. For Victorian and Edwardian London stock brick walls, we work with reclaimed brick suppliers to find the closest match. An exact match is rarely possible after 100+ years of weathering, but we aim to get as close as possible.
My wall is next to a public pavement — is that a problem?+
Not at all — we are experienced in working on walls adjacent to public pavements. We manage all required safety barriers, hoarding, and where necessary, temporary traffic management orders and council licences. Our Westcombe Park Road project in SE3 is an example of this type of work.
How long does a wall rebuild take?+
A partial repair typically takes 1–2 days. A full rebuild of a standard garden wall up to 10–15 metres takes 3–5 days. Longer boundary walls and projects with complex footings or traffic management requirements take longer. We provide a programme at the quotation stage.
Do you cover south and east London?+
