Gas in Marylebone homes
Gas in central London flats is often less straightforward than it looks. In Marylebone's converted Georgian houses a boiler may sit in a kitchen cupboard with its flue running up a light well or through a rear wall, and older installations sometimes still have open flued appliances or decorative gas fires in front reception rooms. Mansion block flats may have individual boilers, or heating and hot water from a communal plant room in the basement.
The check covers what the landlord supplies: the boiler, gas hob or cooker, any gas fire, the flues and the pipework that serves them.
What the engineer checks
Every gas appliance the landlord provides is examined and tested in turn.
Tightness and pressure
The installation is tested for leaks and the working pressure is checked at the meter and appliances.
Combustion and flue performance
Flue gases are analysed and each flue is checked for correct installation, support and termination. In terraced streets, terminals close to windows or neighbouring openings are a frequent finding.
Ventilation and safety devices
The engineer confirms ventilation is adequate for each appliance and that flame failure and other safety devices work as they should.
Your duties as a landlord
The Gas Safety (Installation and Use) Regulations 1998 require landlords to have gas appliances and flues they provide checked every twelve months by a Gas Safe registered engineer, to give existing tenants a copy of the record within 28 days of the check, and to give new tenants a copy before they move in. Records must be kept for at least two years.
A check carried out in the last two months before the anniversary keeps the original renewal date, so booking a few weeks early costs you nothing.
Corporate lets and furnished flats
Many Marylebone flats are let furnished, often to companies for staff on assignment, and the tenant may change more often than the gas record does. We can keep a single renewal date across tenancies and send the record to the agent managing the let so it is ready for every check in.
Communal boilers and plant rooms
Where heating comes from a shared plant room, the landlord of the flat is still responsible for any gas appliance inside the flat, such as a hob. The communal boiler is normally the responsibility of the freeholder or managing agent. We can inspect either, and the record will say exactly what was covered.
Appointments
Most checks take under an hour for a typical flat. We agree a time with the tenant, or collect keys from the agent if the flat is empty, and porters are told in advance where a building requires it.
When an appliance fails
If an appliance is found to be immediately dangerous it is disconnected with the responsible person's agreement and labelled. Less serious defects are recorded as at risk or not to current standards. You receive a quote for the repair or a replacement boiler straight away.
Estate buildings and older gas runs
Large parts of Marylebone sit within the Howard de Walden and Portman estates, and many of the terraces have been divided and refitted more than once. Gas pipework in these buildings often follows an older route than the current kitchen and bathroom layout, running under floorboards, through vaults or up through a cupboard that once held a meter for the whole house.
The engineer traces the pipework from the meter to each appliance as far as it is visible and accessible, and the tightness test covers the whole installation in the flat. Where a section runs through a common part that belongs to the freeholder, we note what was seen and who it belongs to, so the landlord and the building manager each know their side.

Gas safety certificate (CP12) in Marylebone: your questions.
Every twelve months. Booking within the two months before the due date keeps the same renewal date.
If it is connected and the landlord provides it, it must be checked, or properly disconnected and capped.
Any gas appliance inside the flat, such as a hob. The communal plant is normally checked for the freeholder or managing agent.
Yes. It is emailed the same day to you and anyone you name.
If it is dangerous it is made safe on the day, and you get a quote for repair or replacement straight away.
In England, landlords must fit a carbon monoxide alarm in any room used as living accommodation that has a fixed combustion appliance, other than a gas cooker. The engineer can tell you on the day which rooms that applies to in your flat.
