We take on full home refurbishments, kitchens and bathrooms, extensions and loft conversions, structural and brickwork repairs, roofing, rewiring and heating, and the safety certificates rented and commercial property needs.
Most building projects go wrong in the gaps between trades: the plasterer waiting on the electrician, the kitchen fitter waiting on the plumber, nobody owning the programme. We close those gaps. You have one point of contact who prices the job, books and manages every trade, checks the work and keeps you updated from the first visit to the final clean.

Site visit and written quote
We look at the property, explain what is needed and why, and send a written fixed quote with the scope set out line by line.
Work booked and managed
Once you approve the quote we agree a start date. Your contact books every trade in the right order and keeps you updated as the work progresses.
Checked, cleaned and signed off
The work is checked before we leave, the site is cleaned, and any certificates are sent to you.

A long Victorian boundary wall beside a busy pavement had failing brickwork and crumbling mortar along its length. We took it down safely behind barriers, rebuilt it in matching brick and finished it with new concrete copings to throw water clear of the face.

Buying a property

If you are buying, we inspect the property and issue an estimate for the work your survey has flagged, which you can use in your price negotiations. If you go ahead and buy, we re-inspect and issue a fixed quotation, so the figure you negotiated on becomes a price you can rely on. Survey repair quotes explains how it works.

What does a building contractor in London do?
A building contractor takes responsibility for the whole job: pricing it, organising the trades, ordering materials, managing the programme and checking the work. With GMAS you deal with one point of contact who project-manages every trade, from the builders and electricians to the plasterers and decorators.
Do you give fixed prices?
Yes. Every job is quoted in writing after we have seen the property or photos of it, and the price is agreed before any work starts. If something changes during the job, it is quoted and agreed in writing before it goes ahead.
Which areas of London do you cover?
All 32 London boroughs. Most of our work is in west and south-west London, including Chelsea, Kensington, Fulham, Hammersmith, Chiswick, Ealing, Wandsworth and Wimbledon, and we also cover south, east and north London.
Can you handle landlord certificates as well as building work?
Yes. Gas safety records (CP12), EICRs, EPCs and fire alarm testing are arranged through the same contact as any repairs, and inspection certificates are emailed the same day the inspection is done.
I am buying a property. Can you price the work in the survey?
Yes. We inspect the property and issue an estimate you can use in your price negotiations. If you go ahead and buy, we re-inspect and issue a fixed quotation for the work.
