Why Kensington installations need a careful eye
Kensington is dense with tall Victorian townhouses, many of them now divided into four, five or six flats, alongside purpose-built mansion blocks and larger lateral apartments made by joining neighbouring buildings. Electrically, that means installations that have been extended, split and joined many times over the decades, often by different contractors with different standards.
Townhouses divided into flats
Each flat normally has its own meter and board, but the cables feeding the upper floors can run through other flats' ceilings and risers. We trace where each supply comes from and note anything that crosses between properties, because that matters if a fault ever needs isolating.
Lateral apartments
Flats formed from two buildings can have two incoming supplies, more than one consumer unit and very long final circuits. We test each board separately and record how they relate, so the report gives a clear picture rather than a list of disconnected readings.
Listed and conservation-area buildings
Some Kensington buildings are listed. An EICR is non-invasive, so it does not need consent, but if the report leads to rewiring, the route of new cables in a listed building may need to be agreed first. We flag that in the quote for any remedial work.
How the test is carried out
A registered electrician isolates and tests each circuit in turn, measuring insulation resistance, continuity of protective conductors, polarity and loop impedance, and checking that circuit breakers and RCDs operate within the required times. A sample of accessories is opened to look at the connections. Observations are coded C1, C2, C3 or FI, and the report states clearly whether the installation is satisfactory for continued use.
The full explanation of what an EICR includes, and what it does not, is on our London EICR page.
Your duties as a Kensington landlord
Private landlords in England must have the installation inspected and tested at least every five years by a qualified person, give the existing tenant a copy of the report within 28 days, give new tenants a copy before they move in, and give the council a copy within seven days if asked. Where the report identifies work, it must be completed within 28 days, or less if the report says so, and written confirmation sent to the tenant and the council. Fines for breaches can reach £30,000.
Kensington has a high share of company lets and overseas landlords. We work with letting agents and property managers as readily as with owners, and can send the report and any quote to several people at once.
Booking in W8 and SW7
We agree a fixed arrival window with the tenant or the agent, and the engineer brings dust sheets and leaves the flat tidy. In larger buildings with a concierge we arrange access in advance. If you manage several flats in the same building, testing them on one day saves repeated access arrangements.
After the inspection
If anything is coded C1, the electrician makes it safe before leaving. For C2 and FI items you receive a written quote with the report, and once the remedial work is complete we issue written confirmation for your file. If the installation is in poor condition overall, the report will say so plainly and we can quote for a full rewire instead of repeated repairs.
Preparing a Kensington flat for the inspection
A little preparation makes the visit quicker and the report more complete.
Access to the board and the meter
The electrician needs to reach every consumer unit and the meter position. In converted houses these are sometimes in a communal cupboard or a front vault, so tell us where they are.
Furniture against sockets
Heavy wardrobes and built-in units can hide sockets. Anything that cannot be reached is listed as a limitation on the report rather than tested.
Previous certificates
If you have the last EICR or any electrical installation certificates for recent work, send them over. They help the electrician understand what has already been changed.
Short lets and company lets
Kensington has many furnished lets to companies and visitors. Furnished lets bring their own electrical points to watch: table lamps, extension leads and kitchen appliances supplied by the landlord. Those appliances are not part of the EICR, which covers only the fixed installation, so make sure they are checked separately and that the fixed wiring is not being stretched by extension leads.
Areas covered around Kensington
We cover W8 and SW7 and the surrounding parts of the Royal Borough, including Holland Park, Notting Hill and Earls Court. If the property also has gas, book its gas safety certificate in Kensington at the same time.
EICR in Kensington: your questions.
Yes. The inspection does not alter the building. Consent only becomes a question if the report leads to new cable routes, and we will tell you if that applies.
Not in itself. Both are tested and recorded, and the report explains which circuits each one serves.
Yes. We send it the same day to everyone you name, along with any quote for remedial work.
Yes. We arrange access with the tenant or your agent and email you the report and photos of anything that needs attention.
No. It covers the fixed installation: the board, the wiring, sockets, switches and fixed fittings. Plug-in appliances are checked separately.
It is recorded as a limitation on the report. We can return to test it once access is available.
