Gas safety certificates for Paddington landlords.
Annual landlord gas safety checks across Paddington, Bayswater and Little Venice by Gas Safe registered engineers, with the record emailed the same day.
Covering W2. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.
Paddington flats and their gas
A large share of W2's rented homes are flats in converted stucco terraces, where boilers were added one flat at a time and flues had to be routed wherever the building allowed. Light wells, rear additions and roofs are crowded with terminals. Newer blocks near the basin are more often all electric, or use a central plant, so the first question is always what gas appliances the landlord actually provides.
If a flat has no gas supply at all, no gas safety record is needed for it.
Inside the check
The engineer tests the installation for tightness, checks operating pressures, analyses combustion on each appliance, inspects the flue route and terminal, confirms there is enough ventilation and tests safety devices. Hobs and cookers are checked as well as boilers. The result is a landlord gas safety record listing each appliance and its condition.
What the law asks of you
Every gas appliance and flue a landlord provides must be checked annually by a Gas Safe registered engineer. A copy of the record goes to the existing tenant within 28 days and to a new tenant before they move in, and records are kept for at least two years. Checks done within two months of the due date keep the existing anniversary.
Short and mid-term lets
Paddington's transport links mean plenty of furnished lets of a few months, often managed by an agent. The record must be valid at every check in, so we can set reminders against your anniversary date and send the record to whoever manages the bookings. Holiday and short lets are also covered by the gas safety regulations where the occupier is paying to stay.
Flues in conversions
Older conversions throw up particular flue issues.
Terminals near windows
Flue terminals too close to opening windows, other flues or a neighbour's opening are recorded and may need altering.
Concealed flues
Where a flue runs inside a ceiling or boxing, inspection hatches are needed so the engineer can see the joints along its length.
Shared light wells
Several flues terminating into one light well can affect each other. We record what we find and explain the options.
Fixing what fails
Dangerous appliances are disconnected with your agreement. For anything else we send a quote for repair, a service or a new boiler, and recheck once the work is done.
Kitchens in compact W2 flats
Many Paddington flats were created inside rooms that were never designed as kitchens, so the hob and boiler can end up close together in a small space. The engineer checks that the hob is stable, that the supply is secure, and that burners light and burn cleanly. Where a boiler shares a room with a cooker, ventilation and the flue route both matter.
Studio flats near the station sometimes have the boiler inside a bedroom or a sleeping area. That is allowed with a room sealed appliance, but it is one of the reasons the carbon monoxide alarm rules exist. Landlords in England must provide a carbon monoxide alarm in any room used as living accommodation that contains a fixed combustion appliance other than a gas cooker.
If you let a flat furnished, every gas appliance you supply is your responsibility, including a freestanding cooker. Appliances that belong to a tenant are their own responsibility, though the engineer will still flag anything obviously dangerous seen during the visit.
Canal side apartments
Around Paddington Basin most newer apartments are heated without gas in the flat, often by a communal network or by electric systems. If your flat has no gas supply or appliances, no gas safety record is needed for it. Where a newer block does have gas hobs or individual boilers, the annual check applies exactly as it would in a period conversion, and the engineer will want to see the meter position and the route of any concealed flue.
What happens during the visit
The engineer starts with a tightness test on the installation from the meter, which confirms there are no leaks on the pipework serving the flat. Each appliance is then examined in turn. The engineer checks the gas rate or burner pressure, makes sure the flame picture is right, and confirms that safety devices such as flame supervision shut the gas off when they should.
For boilers and gas fires, the flue is tested to make sure the products of combustion are being carried safely outside. Where it is appropriate for the appliance, a flue gas analyser is used to measure combustion. Ventilation is checked against what the appliance needs, which matters in compact W2 kitchens where an extractor or new cupboards may have changed the air supply.
When a problem is found it is classed in one of three ways. Immediately dangerous means the appliance is disconnected with your permission and labelled. At risk means it is turned off with consent and must not be used until repaired. Not to current standards means it is recorded so you can plan the work, but it can stay in use. The record lists each appliance, its location and the outcome.
Landlord checklist for W2 lettings
Book the annual check before the current record expires. A check done up to two months early keeps the original anniversary date. Give the record to existing tenants within 28 days, and to new tenants before they move in. For short lets where guests change frequently, the record can be displayed in the property instead. Keep each record for at least two years.
Make sure every gas appliance and flue you provide is maintained, not just checked once a year, and that a carbon monoxide alarm is fitted where the rules require it.

Gas safety certificate (CP12) in Paddington: your questions.
No. If there is no gas supply or gas appliance provided by the landlord, there is nothing to check.
Yes, where someone pays to occupy the property. Tell us how it is let and we will confirm.
Usually under an hour for a flat with a boiler and hob.
Yes, on the day of the check, along with a copy for you.
The engineer must be able to inspect the flue joints, so inspection hatches may be needed. We will explain what is required.
If the boiler is in a room used as living accommodation, including a bedroom or a kitchen diner, an alarm is required in that room. A gas cooker on its own does not trigger the requirement.
