Once a tenant reports damp or mould, the landlord is on a fixed clock. These deadlines bind social landlords today and are coming to private landlords under the Renters' Rights Act 2025. Miss them and you may have to rehouse the tenant at your own cost.

What is Awaab’s Law?

Awaab’s Law sets legal deadlines for landlords to investigate and fix damp, mould and other health hazards once a tenant reports them. It has applied to social landlords in England since October 2025 and is being extended to private landlords under the Renters’ Rights Act 2025.

Does it apply to private landlords yet?

The fixed timescales currently bind social landlords. Private landlords are next, as the Renters’ Rights Act 2025 extends Awaab’s Law to the private rented sector, with the start date still to be confirmed. Even now, you already have a duty to keep a home free of serious damp and mould, so acting quickly protects you today.

How quickly do I have to act?

For social landlords the clock is 10 working days to investigate a reported damp and mould hazard, written findings to the tenant within 3 working days, safety works started within 5 working days, and emergencies made safe within 24 hours. If the home cannot be made safe in time, the landlord must arrange alternative accommodation at their own cost.

Do you provide a report I can show the tenant, agent or council?

Yes. Every job includes a written investigation report setting out the cause, the works needed and the timescale, with photographs and a completion sign-off. It is the paper trail that proves you acted.

Do you fix the cause or just cover it up?

We diagnose the cause first, whether that is penetrating damp, rising damp or condensation, and treat that. Painting over mould without fixing the cause is why it keeps coming back, and it will not satisfy Awaab’s Law.
