What is an
EPC?
An Energy Performance Certificate (EPC) rates the energy efficiency of a building on a scale from A (most efficient) to G (least efficient). It also estimates the environmental impact of the property using a CO2 rating.
The EPC includes recommendations for improving the energy rating, along with estimated costs and potential savings. For rental properties, the legal minimum EPC rating is currently E — properties rated F or G cannot legally be let.
EPCs are valid for 10 years and must be lodged on the government's national EPC register. They are required whenever a property is built, sold or rented — estate agents and letting agents typically require one before marketing commences.
