Kensington property and its gas installations

Much of Kensington's rented housing is in tall Victorian townhouses converted into flats, with mansion blocks and modern apartment buildings in between. Flats on upper floors often have boilers in cupboards with long horizontal flues, lower ground floor flats may have boilers near damp front vaults, and larger houses can have several appliances on more than one floor.

Upper-floor flats

On upper floors, flue routes are often long or run through voids in the ceiling. Where the flue cannot be seen along its length, the record notes it, and the engineer may recommend inspection hatches so it can be checked properly in future.

Lower ground floor flats

Lower ground floor flats sometimes have meters and boilers in front vaults under the pavement. These spaces need adequate ventilation and safe access, and they are inspected as part of the check.

Large houses and lateral flats

Bigger properties can have a system boiler with a hot water cylinder, a gas hob or range, and a gas fire or two. Every landlord appliance is listed on the record, so a larger house simply has a longer record.

How the check works

A Gas Safe registered engineer tests the installation for gas tightness, then checks each appliance in turn: how it is installed, how it burns, whether the flue is working and the ventilation is adequate, and whether its safety devices operate. The results go on the record, which lists every appliance and flue with a pass or the defect found. Anything immediately dangerous is disconnected before the engineer leaves.

Landlord obligations in the Royal Borough

Landlords must have the gas appliances and flues they provide checked every 12 months, give the existing tenant a copy of the record within 28 days of the check and give new tenants a copy before they move in. Records must be kept for two years. A check carried out up to two months before the expiry date keeps the original anniversary, which helps if you manage several flats.

Many Kensington flats are let through agents or by owners living abroad, so we send the record directly to the agent, the owner or both.

Booking around your tenant

We contact the tenant or the concierge to agree a time, arrive within the agreed slot and keep the visit short. For buildings with several flats under the same owner, we can check them on the same day to save repeated access arrangements.

When an appliance fails

A failed appliance is isolated and labelled, and the record explains the defect. You receive a fixed written quote for the work needed, and once it is put right the appliance is retested and the record reissued.

Points Kensington landlords often miss

Most problems on Kensington gas records are avoidable with a little planning.

Carbon monoxide alarms

Since 2022, landlords must fit a carbon monoxide alarm in any room used as living accommodation that has a fixed combustion appliance, other than a gas cooker, and check alarms are working at the start of each tenancy.

Appliances the tenant owns

The landlord's record covers the appliances the landlord provides. If a tenant brings their own gas cooker, the connection pipework the landlord provided is still checked, but the tenant's appliance is their own responsibility.

Records for past years

Keep records for at least two years. If you change agents, ask for the previous records to be passed on.

Managing several Kensington flats

Owners with more than one flat in W8 or SW7 often end up with records expiring at different times of year. Because a check up to two months early keeps the original date, we can bring them gradually onto one date, and we contact you before each one is due.

Keeping several Kensington lets in date

Many Kensington landlords own more than one flat, often in the same street or block, with records that expire at different times of year. Booking them together, up to two months before the earliest expiry, keeps each property's existing renewal date while cutting the number of visits and tenant appointments.

Sending records to your agent

If a letting agent manages the tenancy, tell us when you book and we will email the record to you and to the agent on the day, so the tenant's copy can go out within the 28 days the rules allow.

Mews houses

Kensington's mews were built as stables and coach houses, and many now have a boiler in a ground floor garage, utility room or understairs cupboard. Mews are narrow, so a flue terminal on the front wall can sit close to the windows of the house opposite or above a door that is in daily use. The engineer checks the terminal position against those openings, and where a garage has been converted, that the room still has the ventilation the appliance needs.

Around W8 and SW7

We cover Kensington, South Kensington, Holland Park and the surrounding streets, and nearby Chelsea, Notting Hill and Earls Court. The EICR in Kensington can be arranged on the same visit. More about the record itself is on our gas safety certificate London page.

Common questions

Gas safety certificate (CP12) in Kensington: your questions.

The boiler flue runs inside the ceiling. Will that fail the check?

Not automatically. The engineer checks what can be seen and notes anything that cannot be inspected; inspection hatches may be recommended.

My meter is in a front vault. Do you need access to it?

Yes. The tightness test is done at the meter, so we need access to the vault.

Can you check several flats in one building on the same day?

Yes, and it usually makes access easier for everyone.

How soon can my tenant have the record?

It is emailed on the day of the check, so you can pass it on straight away.

Does the record cover a tenant's own cooker?

The landlord's record covers the landlord's appliances and pipework. A tenant-owned appliance is the tenant's responsibility, though the engineer will report anything unsafe.

Can you put all my flats on the same renewal date?

Yes, gradually, by checking each one up to two months early until they line up.

Can you send the gas safety record to my letting agent?

Yes. Tell us when you book and we will email the record to you and to your agent on the same day as the check.
