Gas safety certificate (CP12) in Maida Vale

Gas safety certificates for Maida Vale flats.

Annual landlord gas safety checks in Maida Vale and Little Venice by Gas Safe registered engineers, with the record emailed the same day.

Covering W9. Monday to Saturday 9am to 8pm, Sunday 9am to 3pm.

Mansion flats and their heating

In Maida Vale's mansion blocks, heating and hot water may come from the building's communal plant, from an individual boiler in each flat, or from a mixture where some flats have opted out of the central system over the years. Gas cookers and hobs are common in all of them. Converted houses usually have a boiler per flat, often with flues routed into rear courtyards and light wells.

What the record covers

The landlord's record covers every gas appliance and flue the landlord provides in the flat. If the flat has only a gas hob and takes heat from a communal system, the hob is checked and listed, and the communal plant is the responsibility of whoever runs it. The engineer tests tightness, pressure, combustion, flue performance, ventilation and safety devices.

Landlord duties

A Gas Safe registered engineer must check landlord appliances and flues every twelve months. Existing tenants receive a copy of the record within 28 days, new tenants before they move in, and records must be kept for two years. A check carried out in the two months before the due date keeps the same anniversary.

Issues common in W9

A few findings come up regularly in Maida Vale flats.

Boilers in cupboards

Boilers fitted in kitchen or hall cupboards need adequate clearance and, for some older types, ventilation. The engineer checks both.

Flues into light wells

Terminals discharging into enclosed courtyards or close to neighbouring windows can be recorded as not meeting current standards.

Old cookers and hobs

Older gas cookers without flame failure devices on all burners are checked carefully and may be recorded as defective.

Booking through porters

Many blocks require contractors to be booked through the porter or managing agent. We handle that and agree a time with the tenant. Most checks take under an hour.

Repairs

Dangerous appliances are disconnected with permission and labelled. For other defects you receive a quote for repair or a replacement boiler.

Conversions around Little Venice

Away from the mansion blocks, Maida Vale and Little Venice have stuccoed houses split into flats. In these conversions each flat usually has its own boiler, and with several flats sharing one building the flue terminals can end up close together on a rear wall or in a narrow side passage.

The engineer checks each terminal you are responsible for against the clearances it needs from windows, doors, other flues and boundaries. A terminal positioned close to an opening window or a neighbour's air brick is recorded, together with what needs to change.

Many lower ground floor flats have their boiler in a cupboard under the stairs or in a vault. Space for safe access, adequate ventilation and a sound flue route are checked as part of the visit. Landlords must also make sure there is a carbon monoxide alarm in any room used as living accommodation that has a fixed combustion appliance, other than a gas cooker.

What a failed appliance means

If the engineer finds an appliance that is immediately dangerous, it will be disconnected with your permission and labelled so it cannot be used. An appliance that is at risk will be turned off with consent and the reasons explained. Anything below current standards but not unsafe is recorded so you can plan the work.

The record will show each result clearly. Once the problem has been put right, the appliance can be rechecked and the record updated, so you have clean paperwork to give your tenant and your agent.

If you need a repair, we can quote for it and arrange the work so the recheck happens on the same return visit where possible.

Common questions

Gas safety certificate (CP12) in Maida Vale: your questions.

Our flat gets heat from the block's boiler. What do we need?

A record covering any gas appliance in the flat, such as a hob. The communal boiler is checked for the freeholder or managing agent.

Do you book through the porter?

Yes. We arrange access through the building and agree a time with the tenant.

How long does the check take?

Usually under an hour for a flat.

Can the record go to our agent?

Yes, by email on the day of the check.

Will an old cooker fail?

Not necessarily, but cookers without flame failure devices on all burners are checked closely and may be recorded as needing work.

Is the record different for a converted house compared with a mansion flat?

The check and the record follow the same rules. In conversions, more attention usually goes on flue positions, because several boilers often discharge from the same side of the building.
