Windows and doors across London

Replacement windows London,
with the certificate your buyer will ask for.

Replacement windows are building work. In England they have to meet the Building Regulations, and the proof is a FENSA certificate or a Building Control sign off. Surveys flag the ones that have neither.

Choosing what to fit

Match the house,
then meet the regulations.

Since 2002, replacing windows and external doors in England has had to comply with the Building Regulations for energy performance, ventilation, safety glazing and means of escape. Our windows and doors are installed by FENSA registered installers, so the certificate is lodged after the job and you receive a copy. Without one, a buyer's solicitor asks for an indemnity policy or a retrospective inspection.

Whatever the material, a good quote covers the maximum U value, trickle ventilation, safety glass in doors and low windows, and an escape opening in habitable rooms above the ground floor. A cheap one leaves them out.

Energy efficient glazing makes a real difference in a draughty period house: warmer rooms, less condensation on the glass and quieter streets, which matters on a busy London road.

Sash windows

Victorian and Edwardian terraces were built with timber sashes. They can often be repaired and draught sealed, or fitted with slimline double glazing, and in a conservation area or under an Article 4 direction that may be the only route the council accepts. Where replacement is right, timber or a close uPVC match keeps the proportions.

Casement windows

From 1930s metal casements to later flats, casements suit timber, uPVC or aluminium. uPVC is the lowest maintenance, timber suits period houses, and aluminium gives slim frames and large panes.

Misted units, not new windows

Where only the glass has misted, the sealed unit is swapped in the existing frame. That is on our misted glazing page.

Doors, and the rest of the job

Front doors, French doors
and the making good.

External doors fall under the same rules as windows and the same certificate covers them.

Front and back doors

A new front door on a period house is a security and insulation upgrade as much as a cosmetic one. Composite and timber doors both do the job well, with multipoint locks and the right glazing.

French and bi-fold doors

Rear doors are where people want French or bi-fold doors, which can mean widening the opening. That brings in a lintel and a structural check, all managed by GMAS as one job.

Replaced windows leave reveals to make good, sills to rebed, and plaster and decoration inside. Those details decide whether a job looks finished, and they are part of the price.

The process is simple. We survey and measure every opening, agree the material, style and glazing with you, and give a fixed written quote. Windows are made to measure, then fitted with the openings closed up the same day wherever possible, so the house is never left open overnight. The certificate follows once the installation is registered.

Common questions

Questions we get
asked most.

Do replacement windows need planning permission?+
Usually not, unless the property is listed or in a conservation area with an Article 4 direction. They always need Building Regulations compliance, which the FENSA certificate provides.
What if my survey says there is no FENSA certificate?+
For windows fitted after April 2002, a buyer's solicitor will usually accept an indemnity policy, or the council can carry out a regularisation inspection. Replacing end of life windows with certified ones settles it.
Can my sash windows be repaired instead of replaced?+
Often. Sills and rails can be spliced, cords and weights renewed, draught seals fitted, and slimline double glazing put into the original frames.
uPVC, timber or aluminium?+
uPVC is the lowest maintenance, timber suits period houses and conservation areas, and aluminium gives slim frames for rear extensions. All three meet the regulations.
Do you fit bi-fold and French doors?+
Yes, including widening the opening where needed, with the lintel and any engineer's design handled as part of the same job.
