Why ties fail
Older ties were mild steel. As they rust they expand and jack the bed joints apart.
How ties are replaced
New stainless steel ties go in, old ones are isolated and the holes made good.
Cracked render
Hollow or cracked render traps water, so it is cut back and patched to match.
Ties before render
If both are needed, ties go first, so nobody drills through new render.
