What each budget gets you
£3,000–£5,000 — Standard suite replacement
At this budget you can expect a new bath or shower enclosure, WC, basin and vanity unit in a like-for-like layout. This includes removal and disposal of the old suite, all plumbing connections, tiling of wet areas around the bath and shower, and a new floor covering. Walls are typically painted rather than fully tiled.
£5,500–£9,000 — Full renovation
A full renovation at this budget includes a full strip-out, a possible layout change, complete retiling of walls and floor, a new suite, electrical work (shower circuit, heated towel rail, extractor fan), and full decoration. This is the most popular bathroom renovation in London and covers most homeowners' requirements.
£8,000–£15,000 — Wet room
A wet room requires full waterproofing of the floor and walls, a tanked shower tray or gradient floor, full tiling, a frameless glass screen and associated plumbing. It is more complex than a standard shower enclosure and requires experienced tradespeople to do correctly.
£15,000+ — Luxury fit-out
At this level, expect high-end sanitaryware brands, feature tiling, underfloor heating, bespoke storage, statement lighting and full decoration. These projects often involve structural changes, new windows, or complex drainage work.
What drives London prices?
Labour is the main driver of bathroom costs in London. A fully qualified plumber, electrician and tiler each cost significantly more per day in London than in the rest of the UK. The total labour cost for a standard bathroom renovation is typically 50–60% of the overall project cost.
Other London-specific factors include the cost of parking (our engineers often pay for parking when working in dense residential areas), congestion charges in central London, and the typically small size of London bathrooms which can make access and working difficult.
